We build custom homes to exact customer specifications. We offer a design-build process, mapping out how the client lives in their home & turning their vision into reality.
It starts with a conversation
We want to get to know you, your family, and what style home and features best meet your family’s needs. Saint Andrews Homes believes in the value of building high performance homes. We’ll discuss what features we include in all of our homes to meet energy star and green building standards.
Location
We are a scattered-lot builder which means we will build on your lot, in your preferred location. Saint Andrews Homes focuses primarily on Chatham, Durham, & Orange counties. Have your own lot? We can do an onsite evaluation to make initial recommendations about home orientation and working with existing site conditions. Need a lot? We stay up to date on available lots and team up with local realtors to help you find your perfect location.
Design Contract Phase & Architectural Review
The homeowners and the builder sit down and start to diagram out what spaces and features you want in your home. Building on that map, we engage our preferred local architect to either a) design your custom home from scratch or b) modify an existing plan in the architect’s portfolio. If there is a community architectural review board, plans, final exterior colors and finishes will need to be selected, submitted, and approved.
Planning & Engineering
Once we have a complete set of architect’s drawings, we have them engineered locally. Our mechanical contractor is properly designing and sizing the HVAC system to your individual home. At this phase, we partner with a third-party energy rater to calculate your home’s energy performance which gives you an idea of your projected energy and cost savings.
Full Construction Estimate
We’ll deliver and discuss a detailed construction estimate that serves as a budgetary guide for your home’s specifications & selections.
Contract Signing
You’ll get a final contract based on engineered drawings and the construction estimate. This is the final step before permitting the house.
Builder Permits House with Local Municipality
At this stage, the contractor will hand deliver the construction documents to the municipality. The city (or the county) will take the sealed drawings and documents for review, making sure they meet building code, planning and zoning requirements, required setbacks, and environmental conditions. While waiting on the city to permit, your builder is surveying and staking the footprint of the house on the lot, scheduling and arranging trade partners, and getting the site ready to build.
Interior Selections
This is when you see your vision come to life! Saint Andrews Homes has forged relationships with some of the Triangle’s top vendors and showrooms where you and your builder can select plumbing, lighting, flooring, cabinetry, countertops, and interior finishes that make your house a home. The selection process should be complete by framing.
Construction Meetings
Once construction starts, you will receive weekly updates on the schedule and progress of your home. We conduct a series of construction meetings that ensures you and your builder are always on the same page. 1) Pre-construction meeting: review site conditions and house placement. 2) Pre-electrical walkthrough: determine switches, fixtures, and outlet placement. 3) Pre-drywall meeting: verify all rough-ins are in the proper place before the next phase. 4) Trim walk: verify trim details, built-ins, and custom closet layouts. 5) Home-orientation walkthrough: Demonstrate the systems in the house as well as tips, care and maintenance. Create punch list with your builder. 6) Closing walkthrough: address any outstanding items before closing.
Closing
We want our homeowners to have a smooth and pleasant closing. We will be looking 60 days out at preparing a closing date for you to move from contract to closing on your new home! Saint Andrews Homes will be acting as the closing coordinator between you, your construction lender, and our closing attorney. A few weeks before closing, the lender and the attorney begin requesting documentation needed from the homeowner. On closing day, you, the builder and the closing attorney meet to sign all the appropriate documentation, and the attorney will carry your title to the city.
